What makes Zoysia perform.

Zoysia grass is a fine-blade to medium-blade warm-season grass with deep green color and dense carpet-like growth. The mat is tight enough to outcompete most weeds, the blade gives a manicured look, and the variety handles both sunny and partly shaded areas.

Where Zoysia belongs.

Zoysia goes down on most of the family-yard subdivisions on the Northshore. Beau Chene, Money Hill, Cross Gates, and the new Highway 603 inland builds all run it. These owners want the manicured carpet look without the higher water bill of St. Augustine.

Subdivision homes and active family yards

Beau Chene, Money Hill, the Highway 22 corridor, Cross Gates, Oak Harbor, Clipper Estates, and the Highway 603 inland subdivisions. Your lot with active family use, pool yards, and pet runs gets the fine-bladed Zoysia carpet look.

Pool yards and high-traffic spots

Zoysia handles heavy foot traffic and recovers fast from wear. Your pool deck, kid play area, or pet run holds up better with Zoysia than with the other three grasses.

Drought-prone full-sun lots

Zoysia goes longer between waterings than St. Augustine. Your full-sun lot in Hammond, Amite, or the Highway 603 subdivisions stays green through dry stretches.

Owners who want a manicured carpet look

The fine blade, the dense mat, and the deeper color all combine into the Northshore manicured-yard standard. Empire Zoysia is the most-installed cultivar for that finish.

Cultivars we supply.

Each cultivar performs differently in shade, traffic, and soil. Pick a tab to read the details. Your installer recommends the right cultivar for your lot at the quote stage.

Primary pick

Empire Zoysia

The Northshore standard.

Empire is the cultivar your installer drops on Zoysia jobs. Blue-green turfgrass with a medium blade, more bug-resistant than the other Zoysias, and grows in a wide variety of soil and climate conditions. Your Beau Chene, Money Hill, or Highway 22 install is most likely Empire.

Palisades Zoysia

Low-light tolerant.

Palisades is a dark green, medium-coarse textured lawn grass known for its tolerance to low-light conditions and low water use. Pick Palisades when your lot has more shade than Empire can handle but you still want a Zoysia carpet.

El Toro Zoysia

Wider blade, fast establishment.

El Toro is a wider-blade Zoysia that establishes faster than Empire. Owners who want quicker root-down and a slightly coarser look go with El Toro.

Zeon Zoysia

Ultra-fine golf-course blade.

Zeon is the finest-blade Zoysia in the lineup. Golf-course look, high maintenance, and best for owners who want the most manicured finish available.

Geo Zoysia

Cold-hardy fine blade.

Geo is a cold-hardy fine-blade Zoysia. Stays greener longer through fall and greens up earlier in spring than the other cultivars.

Zoysia care basics.

The mowing, watering, and fertilizer baseline for Zoysia on Northshore lots. Your installer walks you through the full schedule at the quote stage.

Mowing height
1 to 2 inches for fine blades, 2 to 3 inches for medium blades.
Water requirement
Lower than St. Augustine. About 0.75 inch per week during the growing season.
Fertilizer schedule
Two to three applications per year. Spring, early summer, and early fall.
Sun requirement
Full sun to partial shade. Most cultivars need 5+ hours of direct sun, with Palisades tolerating less.
Establishment time
2 to 4 weeks for the sod to root with twice-daily watering for the first ten days.

Zoysia compared to the other three.

Zoysia vs St. Augustine: pick Zoysia for the fine blade and lower water needs. Zoysia vs Bermuda: pick Zoysia if your lot has any shade. Zoysia vs Centipede: pick Zoysia for traffic and manicured look on a yard that gets regular care. For the full side-by-side, see the grass types comparison.

Zoysia grass questions.

Empire Zoysia. It is bug-resistant, handles a range of soil types, and gives the manicured fine-bladed look most subdivision-yard owners want. Zoysia installs in Beau Chene, Money Hill, Cross Gates, and the Highway 603 subdivisions use Empire.

Zoysia handles partial shade better than Bermuda but not as well as St. Augustine. The standard cultivars need 5 hours of direct sun. Palisades is the cultivar to pick when your lot has more shade than Empire can take.

Yes. Zoysia goes longer between waterings than St. Augustine and recovers better from dry stretches. Your full-sun Northshore yard runs about 0.75 inch of water per week through summer, less in spring and fall.

Yes. The dense mat and strong wear recovery make Zoysia a good pick for pool yards, kid play areas, and pet runs. Bermuda recovers slightly faster from extreme wear, but Zoysia handles family-yard traffic with a much finer-bladed look.

Empire has a medium blade, blue-green color, more bug resistance, and is the standard pick for full-sun manicured yards. Palisades is darker green with better low-light tolerance, picked when the lot has more shade than Empire can handle.

Yes. The Covington yard runs deliveries across St. Tammany, Tangipahoa, and Washington Parishes in Louisiana, plus Pearl River and Hancock Counties in South Mississippi. See the service-areas page for the full list.
